The Aletheia Fund

The Aletheia Fund I, LP (“The Fund”) is a real estate investment fund focused on acquiring distressed single family mortgages. The goal of the Fund is to provide investors attractive returns by capitalizing on current market conditions through a targeted and focused investment strategy.

INVESTMENT OPPORTUNITY

Current market conditions are such that institutional sellers and government entities hold billions in REO, NPNs and PNs that these entities have assumed from failed financial institutions and they need to move them back into private hands.

The volume of distressed single family mortgages held by these institutions is causing asset aggregation into large pools to allow assets to move more rapidly. These large SFR note and REO pools are available at significant discounts.

FUND OBJECTIVES

The Fund aims to deliver investors attractive returns by:

Providing investors the opportunity to participate in value-added SFR investments through note and REO pools.
Taking advantage of opportunistic situations created by current market conditions.
Creating value in targeted pools of SFR loans and REO through smaller tranche sales or consolidation of loan and collateral files.
Investing in pools with a clear disposition strategy.

FUND STRATEGY

The Fund will employ the following strategies:

Target pools where value creation can be achieved in shorter term hold periods.
Break pools into smaller pieces where more buyers are available and where greater value can be created.
After acquisition, actively manage assets with the disposition goal and time frame in mind.
